Reserving and purchasing property at Apanas Lake Estates is easy!

Just follow the simple step-by-step process below, and you will be on your way to paradise in no time.

1. To reserve property or for further information about Apanas Lake Estates, contact info@apanaslake.com or call one of the contact numbers at the bottom of the page. International dialing codes for Nicaragua vary from country to country. When dialing from the United States dial 011 then the number.
2. Visit Apanas Lake Estates and see what we are talking about. We will be happy to make all the arrangements.
3. Once you have picked out your property, we will send you a property purchase agreement to be reviewed, signed, and returned along with a non-refundable deposit.
4. Upon receipt of your completed contract and deposit, we will begin the paperwork to transfer title to you.Unce closing we will complete the deed process. This process takes about three weeks. Title insurance from First American Title Insurance is available for all properties purchased within Apanas Lake Estates. Title insurance guarantees the property you purchase is free and clear of liens and encumbrances.
5. Once the paperwork is complete, you will be instructed to send the balance of the purchase price, plus about 5.15% of the purchase price for local taxes, and a non-refundable water connection fee of US$750. Upon receiving those payments, we will provide you with your deed (escritura in Spanish).
Important Note: For your convenience we offer architectural and building services. Although you are under no obligation to use our services, you may find it takes the hard part out of the process of building in a foreign country where language and cultural barriers can be overwhelming. We have a variety of models to choose from, or you can use our architect and builders to design and build a home the meets your exact specifications. Owner's Association

When you purchase land at Apanas Lake Estates, you automatically become a member of our Owner's Association, which requires paying annual dues for such items as common area improvements, administration, road and common area maintenance, security and insurance, among others. For the year 2006, the common area annual fee is estimated to be $250 per lot.

The Association is a non-profit Nicaraguan corporation. The main function of the Association is to assure the community is properly maintained and managed.

The dues will be paid on an annual basis on the date determined by the Association.
